Get a Joint Plan Review

Have you applied for a building permit for a commercial project over 20,000 sf, received one cycle of comments, and would now like a "joint plan review?" This takes place between the design professional(s) and our staff in real-time and can involve multiple departments/disciplines such as Planning, Zoning, and Resilience & Public Works.

NOTE: The fee for this service will be $276.00 per each requested discipline for a maximum of two (2) hours each. This fee does not apply to Affordable Housing projects qualified as such under the City Code.

To apply for a joint review, you must have already:

  • Have an application submitted in iBuild - you will need that application #/BD # to proceed.
  • Completed at least one cycle of reviews (received comments from every discipline). This is noted when you see the "applicant re-submit task" in your ePlan account for this project.

All of the information in the application needs to be verified. You will hear from us within two business days via email with either an invoice or further questions.  

Pay Fees

Once you receive your invoice for the joint review, you will have 48 hours to pay. Otherwise, your request will be cancelled. You can pay your invoice at miamigov.com/pay. 

  • The fee for this service will be $276.00 per each requested discipline for a maximum of two (2) hours each.
  • If your request is approved, you will receive a transaction statement (invoice) listing the fees owed.

After you've been verified and paid your fees, your Joint Plan Review meeting will be scheduled.  You will hear from us within 48-72 hours with a meeting invite (you can reply to that email if you need to reschedule).
