Get Your Property Vested in the Downtown DRI

There are three fees within the Downtown DRI: Master Plan, Administration, and Transportation Mitigation. Master Plan and Administration Fees are required at the time of Reservation and Transportation Mitigation Payment is due prior to Building Permit. While it is possible to pay all three fees at one time, fees are only determined by the actual land use built at a property location.  

Reservation

Submit application for Miami 21 Special Permit through ProjectDox

  • Examples include: Warrant, Waiver, or Dry Run.  
    Access ProjectDox
  • Application will be referred to Community Planning for DRI Fee Assessment in ProjectDox.

Pay Reservation Fees  

You will receive an invoice in your ProjectDox account for fees relating to Master Plan + Administration.

Send Proof of Payment

You need to show proof of payment. You can do this by uploading it to Quick Review, in your your ProjectDox account. 

Receive Reservation Credit Verification Letter

You can view this letter in Quick Review.  This step will close out the Quick Review task.

Receive a Project Estimate for DRI fee

  • You will find this estimate in the Quick Review Workflow on Project Dox.  If you've never used ePlan/ProjectDox you can learn more here. You will need to creat ean account. 
  • If a reservation for the property address doesn’t exist or changes have been made to the project, the Reservation fees will also be assessed or prorated at this time.

Review the Project Estimate

  • Contact Sue Trone, Chief of Comprehensive Planning, with questions or concerns through Quick Review 

Pay all fees due for Building Permit 

  • You will receive an invoice for your permit, which you can pay online.

  • Send your payment receipt to Community Planning by uploading it to Quick Review. 

Receive Building Permit Credit Verification Letter

  • This letter can be seen in your Quick Review folder, and this step will close out the Quick Review task.
