Planning, Zoning & Appeals Board (PZAB)

The Board's purpose is generally:

  • To advise and make recommendations to the City Commission concerning amendments to the Zoning Ordinance, the Miami Comprehensive Neighborhood Plan, and the Miami City Code;
  • To act as the local planning agency pursuant to section 163.3174, Florida Statutes; and,
  • To make determinations on applications for Variance and Exception

 

This board, comprised of eleven members, one alternate and one school board member, meets on the first and
third Wednesday of every month at 6:30 PM at Miami City Hall. For more detailed information, please refer to Chapter 62 of the Miami City Code.

The Hearing Boards office processes the following types of applications from the public and for the City:

  • Amendments to the Miami Comprehensive Neighborhood Plan (Land Use Changes);
  • Amendments to Miami Zoning Ordinance and Zoning Atlas (Zoning Changes) initiated by the City; and
  • Exceptions, Variances, Rezonings, and Special Area Plans
