Coconut Grove Marketing Study

This project is being spearheaded and funded by the City of Miami for the purpose of developing a marketing strategy for businesses in the commercial district of Coconut Grove, Miami, Florida. 

Miami is a dynamic and diverse place to live and work. The City continues to build on its reputation as the Gateway to the Americas and seeks to stimulate its business district. Located in the southwestern most part of the City of Miami, Coconut Grove attracts tourists as well as local residents. The centrally located business district is comprised of office buildings, hotels, restaurants, nighttime entertainment and diverse shopping opportunities.  

Coconut Grove was established more than a century ago, and was settled primarily by people from the Bahamas. The area is known regionally, nationally and internationally for the Coconut Grove Arts Festival and the Goombay Festival that celebrates the early settlers' rich cultural history. Coconut Grove is one of the oldest neighborhoods in the City of Miami comprised of affluent neighborhoods along with some underdeveloped areas on its southwestern border. In addition, Coconut Grove is home to a number of destinations such as Cocowalk and the Mayfair complex. New developments include the Ritz Carlton Hotel, with 250 rooms and 238 residential units, Cloisters On the Bay, a 41-unit residential community under construction, and the Mutiny II, a 211 residential unit project that was recently completed.

Businesses in the retail commercial area of Coconut Grove have been experiencing a downward trend in overall sales. The Village, as the area is commonly referred to by its residents, is an international tourist destination known for its cultural events, dining and recreational activities. However, the area is experiencing significant difficulties in maintaining and attracting new business. 

The Coconut Grove business core faces competition from existing and upcoming commercial developments that have and will continue to affect its continued growth and stake in the local market. In a proactive measure, the City of Miami seeks to assist the Coconut Grove business district by developing a marketing strategy that will identify the role of government and merchants in positioning and retaining the Coconut Grove district’s share in the area’s economy. 

The study will include an implementation plan identifying development projects that will assist the business area in retaining and attracting the appropriate commercial mix of activities. Recommendations may include street improvements, beautification projects, parking solutions, installation of new lighting and signage.

The study was completed in September 2003 and was under review for further action.
