Enterprise Zone offer opportunities for
entrepreneurial initiatives and small business
expansion in targeted areas around the state.
Enterprise Zones may be in rural or urban areas
of Florida, and businesses locating within an
Enterprise Zone, qualify for sales and corporate
tax credits. Enterprise Zones may also include Brownfields sites offering additional financial
incentives for businesses.
The North-Central Dade Enterprise Zone area
includes a substantial portion of the City of
Miami. The neighborhoods of Allapattah,
Wynwood, Edison, Little River, Overtown, Culmer,
East Little Havana and Little Haiti make up this
diverse Zone. A portion of downtown Miami and
substantial industrial land along the busy Miami
River are also included.
Existing Infrastructure
Every portion of this Enterprise Zone is served
by the complete array of urban infrastructure.
Water mains, sewer hook-ups, excellent roads,
and complete municipal services, which are
readily available and reasonably priced.
Aggressive maintenance and continual updating
ensures that Miami’s infrastructure will remain
at a very high level. Downtown and the thriving
financial centers of Brickell Avenue are also
easily accessible.
Surface Transportation
Direct and easy access between the airport and
seaport, makes the Enterprise Zone an ideal location for
transporting. Rail freight service is also
available. Major arterial highways, including
I-95 and State Roads 836 & 112, assure easy
highway access to any destination.
Public transportation is readily available
throughout the area, which include bus service,
Miami-Dade County’s elevated Metrorail transit
system and the downtown People Mover, with
connection to
Tri-Rail, the tri-county rail system linking
Miami, Broward and Palm Beach Counties.
Population
The Enterprise Zone boasts an ethnically diverse population
of over 365,000. The workforce residing in the
Enterprise Zone is wide-ranging in its skills
and training from the unskilled worker to
college-educated management candidates.
Jobs Tax Credit — Credit against
either the Florida Corporate Income Tax or the Florida
Sales & Use Tax on wages paid to new employees
who have been employed by the business for at
least 3 months and are residents of a Florida
Enterprise Zone.
Property Tax Credit
— New or expanded
businesses located in an enterprise zone are
allowed a credit on Florida corporate income tax
equal to 96% of ad valorem taxes paid on the new
or improved property (the assessment rate varies
by county).
Sales Tax Refund for Business Machinery and
Equipment Used in an Enterprise Zone —
Refund on sales taxes paid on the purchase of
certain business property.
Sales Tax Refund for Building Materials Used in
an Enterprise Zone — A refund for sales
taxes paid on the purchase of building materials
used to rehabilitate real property located in an
Enterprise Zone.
