About Miami 21
Miami 21 is a plan that includes a complete re-write of the City’s zoning code regulations. Zoning regulations control the physical development of land and the kinds of uses (for example: residential, commercial, etc.) allowed within each property. The zoning regulations of Miami 21 will provide a basis for a more improved mix of housing, commercial and retail uses; the creation of transit and pedestrian oriented communities; and the preservation of open, green space. These standards are considered by experts as “smart-growth principles”
The name of the project, Miami 21, stands for the “Miami of the 21st Century.” It represents an approach to land use that not only looks at the zoning code, but also considers several aspects important to the overall quality of life for residents such as economic development, parks and public places, transportation, historic preservation, and arts and culture.
Miami 21 will improve the quality of life of all City of Miami residents by requiring better transitions of height and bulk so that buildings that go up around neighborhoods will fit the character of the area. It will also create wider sidewalks to make it more enjoyable for residents to walk, better landscaping, and improved building design that will encourage development of “green” buildings.”
